Check the Outside of the House First

Make sure the rain gutters and drain pipes around the dwelling are free from debris and clogs.

Extend the Drain Spout

If at all possible, extend the drain spout so water is directed away from the house.

Check Your Sump Pump

The sump pump needs to be checked on a regular basis to ensure that is in working order. If you do not have a sump pump, consider installing one.

Concrete is Porous

Chances are the walls and floors in your basements are made of concrete. One of the properties of concrete is that it is porous, and so it is normal for concrete to absorb a small amount of liquid. Concrete cracks if water absorbed into the material freezes; the frozen water expands causes small cracks in the concrete. Over time, the cracks will become larger and eventually will be readily visible.

Basement Walls and Joints are Most Likely to Leak

If water is found in the basement, check to see where the source of the leak is. Cracks in the concrete can be repaired by using a special concrete compound. This can be purchased at a hardware store or building supply center.

New Concrete Needs to Cure Before Painting

Wait a minimum of 30 days before painting recently-pored concrete; the concrete must be allowed to cure first.

Apply a Sealant

Once the crack in the concrete has been repaired, apply a concrete sealant to the area. The sealant will protect the concrete from damage caused by water and other liquids. The basement floor should also be painted to protect the concrete from wear and tear caused by being walked on over the years.

Choose a Painted or Clear Finish

Depending on the look you want, you can choose from a clear sealer or one with a painted finish. Specialized masonry paints can be used on basement walls and floors, as well as stucco and brick surfaces.

Clean Mold and Mildew Before Painting

One remedy for cleaning mold and mildew in basements is to put 1/2 cup of bleach into a bucket of warm water. (Be sure to wear gloves when applying the solution.) Commercial mildew stain removers are also available from paint retailers.

Mold Can Cause Health Problems

Mold in the home can cause such symptoms as stuffy nose, eye irritation, and breathing difficulties in some individuals.

Make Sure the Surface to be Painted is Clean and Dry

Plain water and a non-metallic brush can be used to clean concrete. If this method fails to remove the dirt, a mild soap-and-water solution may be used. Ammonia and water may be used if the surface is heavily soiled.

Paint or Sealer Should be Applied in a Well-Ventilated Area

Open doors or windows, if possible, during application to ensure good ventilation.

Apply Product Using a Brush or Roller

Make sure the product you have chosen has been stirred or shaken before use. It is not necessary to thin the masonry paint or sealer. For best results, apply two coats of the product.
